Moisture is the entry point. Condensation forms on cooling coils every time the system runs, drain pans collect water that can stagnate if drainage is clogged, and humidity inside ductwork creates ideal conditions for spores to take hold. Once growth starts on a coil, return register, or section of insulated duct, every cycle of the air handler distributes spores to the rest of the building.
Musty smells from vents (especially when the system first kicks on), worsening allergy or respiratory symptoms among occupants, visible black or dark staining around supply registers, condensate-pan overflow stains, or recent water events near the air handler. A professional HVAC mold inspection confirms what's there before any cleaning vendor gets involved.
Accessible air handler components, evaporator coils, blower compartments, drain pans and condensate lines, supply and return registers, accessible duct sections, and any insulation lining. The inspector uses moisture meters, particle counters, and visual inspection ports where available, and lab samples can be added when warranted.
Usually 60 to 120 minutes for a standard residential system. Larger commercial systems with multiple air handlers, longer duct runs, or zoned VAV distribution take longer. You receive a time window when you book.
