Why mold testing is the only way to know for sure

Most mold is invisible. It hides in air vents, beneath floors, and inside walls, and lab-verified results are the only way to know what species are there and at what levels. Mold testing tells you whether your indoor air is safe.

Methodology

How our mold testing works

The three sampling methods we use, chosen for what your property is showing

Sterile swabs and clear adhesive tape collect mold from visible spots on dry surfaces, giving the lab a clean sample for species identification. Suitable for walls, ceilings, baseboards, and furniture where the residue is what you're checking.

For damp or recently water-damaged areas, the sampling approach changes. Wet sampling captures live, actively growing colonies that dry methods underrepresent, which matters under flooring, behind tile, and around recent leaks.

A calibrated pump pulls a controlled volume of air through a spore trap cassette, capturing viable and non-viable spores from the breathing zone. The lab counts species and compares concentrations to outdoor levels, telling you whether your indoor air is healthy.

Lifts mold samples from solid surfaces with sterile adhesive tape. Non-destructive, fast, and well-suited to identifying visible growth.

Mold testing means collecting samples from your property and analyzing them in a state-certified lab to identify mold species, count spores, and measure contamination levels. You need it when defensible numbers matter, for insurance, real estate, or health concerns, since eyes alone can't tell you what's dangerous and what's harmless.
Mold needs water to grow, so finding the moisture sources guides where the inspector takes samples. Moisture detection during a testing visit ensures samples come from the right locations, not just the obvious ones, which is what makes the lab data meaningful.
Three main options: air sampling using a spore trap to read the breathing zone, surface sampling with sterile swabs or adhesive tape lifts from visible growth (swab testing or tape testing), and bulk sampling where a piece of suspect material goes to the lab. Most thorough jobs combine more than one.
