Leak & Moisture Detection

Hidden moisture is the root cause of most mold problems. We locate it precisely—without tearing into walls—so you can fix the source, not just the symptoms.

About

Why Moisture Detection Comes First

Mold needs three things to grow: a food source, the right temperature, and moisture. The first two are almost always present in any building. Moisture is the variable you can control—but only once you know where it is. A musty smell, a stain, or a spike in humidity symptoms are signs that water is getting in somewhere it shouldn't be. We use non-destructive instruments to map moisture through walls, floors, and ceilings and thermal cameras to see temperature anomalies that indicate active leaks or condensation, giving you a precise location before any repair work begins.

Moisture and leak detection helps you:

  • Pinpoint the exact source of a leak before demolition
  • Map moisture spread behind walls and under flooring
  • Identify condensation-prone areas before mold appears
  • Document baseline moisture levels for insurance or legal purposes
  • Confirm repairs were effective after water damage is addressed

Methodology

How We Detect Moisture

Non-destructive tools that locate water without cutting into your property.

We measure the moisture content of walls, floors, and ceilings using both pin-based and non-invasive pinless meters. Pin meters give precise readings at a specific depth; pinless meters scan larger areas quickly to map the extent of saturation without any surface damage.

Best for:

Drywall, wood framing, and subfloor assessment
Mapping moisture spread after a water event
Establishing baseline readings for ongoing monitoring

Our thermal cameras detect temperature differentials across surfaces. Water-loaded materials hold and release heat differently than dry materials, making active leaks and saturated zones visible as distinct patterns—even behind finished walls and ceilings.

Best for:

Finding active leaks behind drywall without cutting
Locating plumbing or roof leaks not yet visible on the surface
Identifying cold-bridge condensation zones that feed mold

Every finding is documented with photos, moisture readings, and thermal images. You receive a clear report identifying affected areas, probable moisture sources, and priority recommendations—structured so contractors, insurers, or property managers can act on it immediately.

Report includes:

Moisture readings mapped by room and surface type
Thermal images with annotations on anomaly locations
Probable source identification and recommended next steps

Checklist

When Do You Need Moisture Detection?

Leak and moisture detection is the right first step if:

  • You smell mold or dampness but can't find the source
  • You've had a plumbing leak, roof leak, or flood
  • Your utility bills suggest an undetected water loss
  • You're buying a property and want to verify no hidden moisture
  • You had water damage and want to confirm the area is fully dry
  • Recurring mold keeps coming back after surface cleaning

Moisture detection is often the fastest and most cost-effective way to scope a mold problem before committing to testing or remediation.

Our Detection Methods

Two complementary tools that together give a complete picture of moisture conditions in any building.

1Thermal Imaging

Infrared cameras reveal temperature anomalies that indicate hidden leaks, condensation zones, and moisture paths behind finished surfaces.

2Moisture Detection

Pin and pinless meters precisely measure moisture content in walls, floors, and ceilings—mapping the full extent of saturation without destructive investigation.

A mold inspection involves a thorough visual examination of a property to identify signs of mold growth and moisture intrusion. This process includes assessing areas prone to moisture, such as basements, bathrooms, and kitchens, to detect visible mold and potential hidden issues.
Moisture detection is crucial because mold thrives in damp environments. Identifying and addressing moisture sources helps prevent mold growth and maintain a healthy indoor environment. Our expert assessments can reveal hidden moisture and its sources, preventing the proliferation of mold and the subsequent health risks it poses.
Our inspectors utilize advanced tools such as infrared thermography and moisture meters to detect hidden moisture and mold growth. These technologies allow for non-invasive assessments, preserving the integrity of your property while ensuring accurate results.
The duration of a mold inspection varies depending on the property's size and the extent of the suspected mold issue. Typically, inspections can take anywhere from 45 minutes to 1.5 hours.
