Why hidden moisture is the real cause of mold

Mold can't grow without three things together: a food source, the right temperature, and water. Food and temperature exist in every building. Water is the one variable you can do something about, and only once you know exactly where it is. A musty smell, an unexplained stain, or rising humidity all point to water getting somewhere it shouldn't. Our inspectors map the moisture through walls, floors, and ceilings using non-destructive instruments, then use thermal cameras to spot temperature differentials marking active leaks and condensation. You get the precise location before any repair starts.

How we find hidden moisture

Non-destructive tools that locate water without cutting into the property

Pin meters give precise water content readings at a specific depth, while pinless meters scan larger areas quickly to map how far the saturation extends. Used together, they give the inspector a complete picture without leaving a single hole behind.

Our FLIR cameras use infrared thermal imaging to read temperature differentials across surfaces. Water-loaded materials hold and release heat differently to dry materials, so active leaks and saturated zones show up as distinct patterns, even behind finished walls and ceilings.

Related but distinct. A full mold inspection looks for current growth, visible damage, and the conditions feeding it. Moisture detection is the specific part of that work focused on finding water sources, and it can be booked as a standalone service when the question is "where is the water coming from?" rather than "do I have mold?"
Almost never. Thermal cameras and pinless moisture meters detect water through finished surfaces without any damage. If a precise pin reading is needed, the pin marks are minor and easy to patch. Demolition only happens later, by your chosen contractor, once you know exactly where to cut.
Usually 60 minutes to two hours depending on property size and how many problem areas need mapping. Complex commercial spaces or multi-floor leaks take longer. You receive a time window when you book.
