Because the remediation contractor has a financial reason to confirm their own work succeeded. That's the textbook conflict of interest that makes a clearance test pointless. Independent third-party verification is the industry standard for this reason, and in several states including Texas it's legally required to be performed by someone other than the remediation crew.
Every remediated area, with focus on visible mold removal, surface cleanliness, containment teardown, and moisture readings to confirm the area dried properly. The inspector documents conditions with photographs, collects air or surface samples where the scope calls for it, and produces a written clearance report.
After the remediation work is complete but before the rebuild starts, and before anyone reoccupies the space. That timing window is what makes the testing meaningful, because once new materials go in or people move back in, the air conditions are no longer representative.
The inspector documents what didn't meet the standard, the contractor returns to address the remaining issues, and the clearance test repeats. We don't perform remediation ourselves, so the recommendation for follow-up work is independent of any fee.
