Attics catch warm, moist air rising from the rooms below, and most of them sit unopened for years at a time. Roof leaks, failed insulation, and poor ventilation can let mold colonize wood sheathing, rafters, and insulation long before anyone goes up to check. By the time visible staining shows on the underside of the roof deck, the damage has usually spread further than expected. Signs include musty smells reaching the upper floor, dark staining on the underside of the roof deck or rafters, condensation on roof nails, soft or sagging sections of insulation, or higher-than-normal humidity in upstairs rooms. Most homeowners don't see any of this because attic access is awkward, which is why a professional attic mold inspection is the easiest way to confirm what's hiding up there.
Three main culprits: a roof leak (active or historic), inadequate ventilation that traps warm humid air against cold sheathing in winter, and missing or compressed insulation that lets moist indoor air reach the roof deck. A certified inspector traces back to the source rather than just documenting the growth.
The entire accessible attic space, including roof sheathing, rafters or trusses, insulation, soffit and ridge vents, any HVAC components running through the attic, plumbing penetrations, and roof leaks visible from below. Inspectors use thermal imaging and moisture meters to find hidden mold and damp where the visual inspection alone can't reach.
Usually 45 to 90 minutes for a standard residential attic, depending on access conditions and how much growth or moisture turns up. Larger commercial attics and multi-unit roof spaces take longer. You receive a time window when you book.
