The 1929 widening of Colorado Boulevard cut roughly fourteen feet off the fronts of the buildings on both sides, which is why Beaux Arts and Deco facades sit on brick shells from the 1880s and 1890s across a district listed on the National Register in 1983. Soft-fired brick and lime mortar wick water and hold it in the joints, and the parapet-to-roof seam is where it enters. Behind those parapets are low-slope roofs draining through a handful of interior drains that back up under a leaf mat. Below street level, basements and sub-sidewalk vaults now hold kitchens, bars, and dry storage, pressed on every side by damp soil and ventilated only mechanically.
Bungalow Heaven became Pasadena's first landmark district in 1989, roughly sixteen blocks and some eight hundred houses built between about 1900 and 1930 inside Washington, Orange Grove, Lake, and Hill. Almost all of it is raised redwood framing over a vented crawl space with bare soil underneath and no vapor barrier. Those vents are the entire ventilation strategy, and a century of added planting beds, hardscape, and irrigation has raised grade over them or buried them outright, so the sub-area stops drying between storms and untreated mudsills stay damp. Sleeping porches enclosed in later decades without flashing, and deep eaves hiding gutters nobody services, account for most of the rest.
The blocks around Madison, El Molino, and Oakland south of California Boulevard went up between about 1905 and the 1930s as period revivals on generous lots: stucco over wood lath with no drainage plane or weep screed behind it, clay barrel tile over felt underlayment decades past its service life, and more full basements than anywhere else in town. Those basements matter because the Raymond Fault crosses the south end of the city and acts as a groundwater dam, holding the water table higher on its north side, where springs surfaced historically. Water here arrives through a foundation wall rather than from a pipe, which is a different repair and a different inspection.
West of the arroyo, La Loma Road, San Rafael Avenue, and the streets above them climb granitic bedrock that weathers into decomposed granite. Pads were terraced with cut on the uphill side and fill on the down, and they stay dry only because of hardware: terrace drains, area drains, and subdrains behind retaining walls, all of which silt up with decomposed granite and leaf litter quietly over decades. Once a line plugs, water moves laterally through fill and shows up behind a wall or under a slab instead of going downhill. Post-and-beam houses cantilevered over the slope add the second path, where a failed deck coating or flat roof drains directly into the framing below.
Subdivision of the old ranch began in 1946, and roughly three thousand houses went up through the mid-1950s on the streets that still organize themed Christmas displays every December. They were poured slab-on-grade before under-slab vapor barriers were standard, straight onto the coarse alluvium of the fan Eaton Canyon has been building for millennia. Seventy years of added planters, patios, and pool decks have raised grade against the slab edge, so ground moisture wicks up under flooring laid over bare concrete and shows first at the perimeter. Ducts run through shallow attics that get very hot, and the wash carrying Eaton Canyon's runoff sets the drainage on the east side.
