Downtown's numbered streets near the pier are packed with older beach cottages alongside three- and four-story homes rebuilt lot-line to lot-line on narrow 25-foot parcels. That density, complex modern rooflines, and shared side walls create tight, poorly ventilated spaces where marine moisture and small leaks concentrate — and much of this district was an active oil field into the 1980s, leaving a legacy of reworked ground underfoot.

Huntington Harbour's homes line man-made waterways behind seawalls and private docks, while neighboring Sunset Beach occupies a low, narrow strip between Pacific Coast Highway and the bay. Both sit at or near the waterline, so tidal influence, a high water table, and bulkhead seepage press moisture into foundations, crawl spaces, and the framing nearest the water.

Oil was discovered in 1919 at Goldenwest and Clay, and roughly 400 wells still pump along Pacific Coast Highway between Goldenwest Street and the Bolsa Chica wetlands, many tucked behind fences among the houses. Homes built across and beside this active and legacy oil field sit on ground that has been drilled, filled, and reworked for a century, which shows up as settling, slab cracks, and hidden entry points for moisture.

Holly-Seacliff and SeaCliff are master-planned communities built in the 1990s on former oil field land, with newer tract homes, condos, and golf-course frontage. Newer sealed construction traps interior humidity when ventilation is short, and building on reworked former-industrial ground adds drainage and settling considerations the older beach neighborhoods don't share.

The Bolsa Chica Ecological Reserve is a 1,200-acre coastal salt marsh right against Pacific Coast Highway, and homes bordering the wetlands and the Huntington Beach Mesa above them sit beside a permanently high water table and marsh-driven humidity. The low ground stays damp year-round, while the mesa's tract homes add the usual slab and HVAC condensation issues on top.
