Mold Testing

State-certified testing that spots hidden mold—so you can act early, stay safe, and avoid costly repairs.

About

Why Mold Testing Matters

Mold isn't always visible. It hides in air vents, under floors, and inside walls. The only way to know what you're breathing—or what's spreading—is through lab-grade testing.

  • —Identify mold species and spore levels
  • —Detect hidden growth in "clean" areas
  • —Assess the health risk to occupants
  • —Decide on the right next steps
Why Mold Testing Matters

Methodology

How our mold testing works

The three sampling methods we use, chosen for what your property is showing

Sterile swabs and clear adhesive tape collect mold from visible spots on dry surfaces, giving the lab a clean sample for species identification. Suitable for walls, ceilings, baseboards, and furniture where the residue is what you're checking.

For damp or recently water-damaged areas, the sampling approach changes. Wet sampling captures live, actively growing colonies that dry methods underrepresent, which matters under flooring, behind tile, and around recent leaks.

A calibrated pump pulls a controlled volume of air through a spore trap cassette, capturing viable and non-viable spores from the breathing zone. The lab counts species and compares concentrations to outdoor levels, telling you whether your indoor air is healthy.

Checklist

Is Testing Right for You?

Mold testing is ideal if:

  • —You suspect mold but can't see it
  • —You've had water damage
  • —Residents or tenants are reporting health symptoms
  • —You're buying, selling, or managing a property
  • —You need peace of mind after remediation

Still unsure? Let's talk. We'll help you decide which method suits your case best.

Testing Overview

Our Testing Methods

Techniques we use to collect accurate mold samples from air and surfaces.

1Air Testing

Collects airborne mold spores to assess air quality and detect hidden contamination.

2Tape Testing

Lifts mold samples from surfaces using clear adhesive—quick and non-destructive.

3Swab Testing

Gathers samples from damp or textured areas to identify active mold growth.

Mold inspection Southfield FAQ

Lathrup Village's planned community housing from the 1920s and 1930s carries moisture risks that newer construction doesn't share. Original cast-iron radiator systems develop slow line failures in basement and wall spaces — a leak in a radiator supply line inside a finished wall cavity can run for months before the surface shows damage. Original stone and poured-concrete basement walls from this era were built without waterproofing membranes and allow ground moisture to migrate through the wall into the basement space every spring when soil saturation is highest. The community's mature canopy of elm and oak keeps north-facing surfaces shaded and damp, accelerating the roofing and siding deterioration that opens new moisture pathways. Pre-purchase inspections in Lathrup Village should specifically assess the basement walls, radiator system condition, and attic ventilation.
Yes — they answer different questions. Airborne spore trap testing draws a measured volume of air through a collection cassette and identifies what spore types and concentrations are present in the air you're breathing, alongside an outdoor control sample to establish the local baseline. Surface sampling swabs or tapes a visible growth area and identifies the species present at that specific location. In Southfield's older housing stock, where mold may be established behind finished walls without any visible surface growth, air testing is the right first step when someone has symptoms or a musty odor but nothing visible to sample. Surface sampling is used to confirm species identification and concentration once a growth area is located by thermal imaging or visual inspection.
Southfield's 1960s and 1970s office towers along Evergreen Road and Northwestern Highway are now old enough that original building systems — flat roofing, curtain-wall glazing, HVAC infrastructure — are at or past their design life. Flat commercial roofs develop drain failures and ponding that produce slow ceiling leaks invisible above suspended ceiling tile systems for months before visible damage appears below. Curtain-wall glazing systems from this era lose their sealant at joints and allow water into the wall assembly at any floor. For building owners, commercial tenants, and property managers, an inspection documents the moisture condition and its source in a form that's useful for insurance claims, lease negotiations, and remediation scope definition.
Michigan's annual freeze-thaw cycling is one of the most consistent contributors to moisture intrusion in Southfield's older housing stock. Water expands when it freezes, and water that enters a foundation crack, a brick mortar joint, or a roofing penetration in the fall becomes a larger crack or gap by spring as the freeze-thaw cycle works it open. After 70 or 80 winters, a foundation wall in Southfield's older neighborhoods has been through that cycle hundreds of times, and the cumulative effect is a wall whose original integrity has been progressively compromised. The spring thaw season is when most basement moisture problems establish or worsen — the combination of saturated soil and newly opened foundation pathways produces the conditions where mold takes hold.
In both communities it's among the more consistent findings, and the housing density makes it more consequential — narrow lots and closely spaced homes mean drainage from one property affects adjacent properties, and a moisture source in one home sometimes originates with the neighbor's failing downspout or inadequate grade. The 1920s through 1940s construction in both communities shares the cast-iron radiator, unlined basement wall, and original chimney moisture risk profile. Both communities have high owner-occupancy rates with long tenure, which means deferred maintenance on systems that have aged quietly over decades without triggering an obvious failure.
Our Southfield team covers all of Southfield and Lathrup Village, plus Oak Park and the Pleasant Ridge and Huntington Woods communities, with same-day and next-day appointments and 24/7 emergency response. Berkley has its own dedicated 24H Mold Inspection page with local coverage details — if your property is in Berkley, that page will have the most relevant local information. The Southfield and Berkley teams coordinate for properties on the shared border.
Inspection and testing only. In Southfield's older housing stock and commercial buildings, where a moisture source is often a combination of aging systems rather than a single failure, the remediation scope can be substantial. A company with cleanup work to sell has a financial reason to find more of it. What you receive is the diagnosis: extent of growth, moisture source, lab-confirmed species, and a written scope you can use to get comparable bids from multiple contractors on the same defined terms. Because we perform no remediation, our post-remediation verification carries no conflict of interest.
