Charles Weeks laid out his poultry colony here in 1923, subdividing the land around Winnetka Avenue and Runnymede Street into one-acre plots and naming the tract after his hometown of Winnetka, Illinois. The surviving two-story stucco-over-hollow-clay-tile colony houses now form a designated historic district, and they were built long before wall assemblies carried vapor barriers, cavity insulation, or flashing details anyone would recognize today. The deep lots still drain by surface flow toward the street, irrigation lines from the poultry era run underneath them, and the outbuildings that once held chicken barns are now studios, workshops, and storage. Moisture in these houses tends to sit low, at the base of walls and around original window openings.
Sherman Way carries Winnetka's densest housing: two- and three-story garden and dingbat apartment buildings put up between the 1950s and the 1970s, most with tuck-under parking and units stacked over a shared plumbing wall. Buildings predating October 1978 fall under the city's rent stabilization ordinance, and the wood-frame soft-story ones have been through Los Angeles's mandatory retrofit program, which opened up ground-floor walls and garage ceilings nobody had looked behind in fifty years. A leak in an upstairs bathroom lands in a downstairs ceiling here, and shared laundry rooms run humid year-round. The retail strip alongside adds low-slope roofs and restaurant kitchens to the same blocks.
The blocks north of Sherman Way, running up Saticoy Street toward Roscoe Boulevard, sat within a couple of miles of the January 1994 Northridge earthquake and took some of the hardest shaking in the west Valley. Repairs came fast and in volume — patched stucco, re-taped drywall, rebuilt chimneys, replaced supply lines — much of it done by crews working through thousands of homes in a single season. Three decades on, the hairline cracks in that stucco and the reworked roof-to-wall flashing are where winter rain gets in. The ground here is flat alluvium with almost no gradient, so storm runoff sheets along the streets and ponds at the low intersections instead of draining away.
South of Vanowen toward the Woodland Hills and Tarzana lines, Winnetka is post-war tract housing — single-story ranch homes from the 1950s and 1960s on slab-on-grade. With no crawl space, the supply plumbing runs under the concrete, and the pinhole leaks that develop in decades-old copper surface as a warm spot underfoot or damp flooring long after the water started. The air handler and ducts live in a vented attic instead, and this is the hottest corner of Los Angeles: the county's record 121 degrees was set in September 2020 at the Pierce College station on Winnetka Avenue, just south of here. Months of hard cooling mean overflowing condensate pans, clogged drain lines, and ducts sweating inside a superheated attic.
Winnetka's flat post-war lots, with their detached garages and long driveways, have made it one of the busier parts of the Valley for accessory dwelling unit conversions since the state loosened its ADU rules. The trouble is what a garage slab was built to be: poured without a vapor barrier, sloped toward the driveway, and finished to be hosed out. Lay flooring, framing, and drywall over it and ground moisture wicks straight up into the new assembly. Add a bathroom and kitchenette tied into the original house's drain line, a mini-split standing in for real ventilation, and — on the unpermitted conversions we see regularly — no flashing where the new roof meets the old wall.
