Much of downtown and the valley floor sits over the Bunker Hill groundwater basin — formerly swampy land with a documented history of artesian springs and flowing wells, where the water table can sit unusually close to the surface. Their vast flat roofs and huge interior volumes make roof-drain failures and daily condensation the main mold drivers — a very different inspection than a home, and one where problems can sit unseen above suspended ceilings for months.

The foothill edges — upper North End, the Arrowhead area, and toward Highland — sit on alluvial fans below slopes that periodically burn, leaving hardened soils that shed water fast and raise debris-flow risk after fire. Storm-driven mud and runoff can push moisture into hillside crawl spaces and against foundations, while landscape irrigation on these coarse soils keeps the ground around footings damp.
