Why infrared thermal imaging finds mold others miss

Mold doesn't always announce itself. A small leak inside a wall, a stretch of failed insulation, or a cold-bridge condensation zone can build mold-friendly conditions for months before any stain reaches the surface. Thermal imaging reveals those conditions while they're still hidden, giving you a chance to address the moisture before mold has spread.

How thermal imaging mold inspection works

Our certified mold inspectors use FLIR cameras to read temperature differentials across surfaces. Cooler areas often signal water present in the material, even when no surface damage has appeared.

Our process includes:

  • A complete thermal scan of key interior and exterior surfaces
  • Identification of unusual cold or warm patterns in the readings
  • Cross-checking thermal findings with calibrated moisture meters

If you can smell something musty, see a stain that wasn't there before, or someone in the house has unexplained respiratory issues, yes. A mold inspection answers what it is, how much there is, and whether it's the kind that needs attention or the kind that's basically harmless. You don't have to figure that out yourself.
It can. Mold spores trigger mold allergies, asthma flare-ups, sinus issues, and skin reactions in a lot of people. Some species, including the black mold you've probably heard about, produce mycotoxins that cause more serious symptoms over time. Kids, older adults, and anyone whose asthma is sensitive to mold are more at risk than the average healthy adult.
A certified inspector walks the property, checks the high-risk areas first (bathrooms, kitchens, attics, basements, around any plumbing), and uses thermal imaging plus moisture meters to find hidden damp. If lab samples are warranted, those get taken and sent off. You receive a written report after.
A typical home runs 45 to 90 minutes depending on size. Larger homes and commercial properties take longer. We tell you the time window when you book.
