How our mold testing works

The three sampling methods we use, chosen for what your property is showing

Sterile swabs and clear adhesive tape collect mold from visible spots on dry surfaces, giving the lab a clean sample for species identification. Suitable for walls, ceilings, baseboards, and furniture where the residue is what you're checking.

For damp or recently water-damaged areas, the sampling approach changes. Wet sampling captures live, actively growing colonies that dry methods underrepresent, which matters under flooring, behind tile, and around recent leaks.

A calibrated pump pulls a controlled volume of air through a spore trap cassette, capturing viable and non-viable spores from the breathing zone. The lab counts species and compares concentrations to outdoor levels, telling you whether your indoor air is healthy.

For properties in the Great Park Neighborhoods on former Marine Corps Air Station El Toro land, the development history is relevant context. Military base redevelopment involves remediated soil and drainage systems designed around former industrial land use, and the concrete slabs, below-grade utilities, and drainage infrastructure on converted military land carry histories that standard residential development on clean land doesn't. The Great Park's newest construction is still within its first decade and unlikely to have moisture problems from aging systems, but the soil and foundation drainage context of former military land is worth noting in pre-purchase inspection findings. The inspection documents the moisture condition in the current structure; soil and environmental conditions belong to a licensed environmental consultant.
Irvine's master-planned village structure means most of the city's residential stock is HOA-managed, which creates a specific moisture risk profile. HOA irrigation systems run on fixed schedules regardless of rainfall, keeping soil moisture elevated against foundations year-round. Shared drainage infrastructure means a blocked catch basin or failed common-area drain affects multiple properties simultaneously. HOA-managed roofing programs mean individual homeowners have limited visibility into when their section of shared roofing was last inspected. When a moisture problem originates in a shared HOA system rather than within an individual unit, the inspection findings establish which party is responsible for the remediation — a question with significant financial implications in Irvine's active real estate market.
Newer construction is not immune to mold — it's at risk from different mechanisms than older housing. Tight-envelope construction designed for energy efficiency traps interior humidity when ventilation systems underperform. For Great Park Neighborhoods, the soil drainage context of former military land is worth documenting. In Irvine's competitive real estate market where properties move quickly, having independent moisture documentation before closing protects you from inheriting a problem that wasn't visible during a standard showing.
